- Claxter Park (24 units) 2758 Claxter Rd. Salem OR, 97301 (reliable transportation is required to attend to Claxter Park Apartments on an as-needed basis during working hours)
Schedule : Monday-Friday from 8 : 00am - 5 : 00pm. After-hours and weekend availability may be required in case of an emergency.

Advertise and promote the propertyUtilize industry specific software for lead managementProvide tours to prospective and current residentsComplete full cycle lease process with prospective residentsEnsure compliance with renter’s insuranceReview rental rates and concessions with Portfolio ManagerMaintain resident occupancy of 95%Ensure the timely collection of rent and other ancillary revenueManage delinquency processManage petty cash accountManage and process vendor invoicesAfter review with Portfolio Manager, generate renewal offer letters and manage renewal leasesMonitor expenditures to keep in compliance with operating budgetManage turnover workflow including scheduling and management of vendors, conducting pre / post move out inspections, and make ready inspection.Assist Portfolio Manager with preparing annual budgetOther duties as assigned by Portfolio ManagerResident Experience :
Engage with your prospective and current tenants using a professional and courteous approachNavigate priority changes to respond to and resolve unforeseen issues or emergenciesReduce tenant turnover by identifying tenant relation issues, mediating between parties, and recommending solutionsComplete quality assurance calls following up on completed work ordersFacilitate resident eventsLeading Your Team :
Guide performance of all administrative staff through providing clear instruction, training, coaching, and if needed, performance management to ensure attainment of property goals.Guide performance of all maintenance staff through providing clear instruction, training, coaching, and if needed, performance management to ensure work orders and turnovers are completed with efficiency and high quality.Conduct staff meetings on a regular basisWhat You’ll Need :
Authorization to work in the United StatesHigh School Diploma or equivalent2+ years of experience in multi-family property management1+ years of experience in staff supervisionYardi Voyager and CRM experience preferredProficient in Microsoft Office Applications including, Outlook, Word, and ExcelDemonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost / benefit analytical decision-making, and ambition for continuous professional developmentYour Work Environment :
Approximately 80% in office environment using a computer and phoneApproximately 20% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, ladders and maneuver walkwaysAbility to carry or move objects weighing up to 20 poundsMission Statement :
