The Asset Manager will play a vital role in overseeing the operational aspects of our properties and ensuring their optimal performance. The ideal candidate has a strong understanding of property management, excellent communication skills, and the ability to effectively manage multiple single-family properties and stakeholders.

This position will work on-site at our Lakeland Office along with the Lakeland portfolio Property Manager and Leasing Professional.

Salary : $55,000 - $65,000 annual salary, plus eligible bonuses

Location : 704 S. Florida Ave, Lakeland, FL 33801

Schedule : Monday - Friday 8 : 30am - 5 : 30pm

Requirements :

  • Experience as a Property Manager or above is required
  • Real estate license is required
  • Manager in single family housing (preferred)
  • Reliable transportation
  • Able to travel to properties in Lakeland area
  • Able to travel to Atrium HQ in Orlando (201 S Bumby Ave) a few times a year for training, meetings and events
  • Responsibilities :

  • Manage and resolve escalated customer experience concerns, providing timely and satisfactory resolutions and answer to special requests.
  • Assist the Business Development Officer (BDO) with onboarding new properties.
  • Oversee renovations
  • Manage Community Capital Projects
  • Provide training to Leasing Professionals and Property Managers on relevant processes and procedures.
  • Coordinate client / resident renewal negotiations, ensuring timely communication and addressing any concerns (75 days out).
  • Oversee the move-out / move-in process and address any unresolved concerns related to tenant turnover, ensuring a smooth transition and tenant satisfaction
  • Networking and new business acquisitions
  • Input weekly stats and conduct team meetings
  • Approve security deposit claims in compliance with established policies and procedures and handle any disputes.
  • Communicate with delinquency specialist
  • Lead the maintenance and management of budgeted occupancy, collections, and expenses
  • Respond to and resolve unexpected problems and handles priority changes in a fast- moving environment
  • Perform reporting and inspections upon client request, including lender appraisals, lender inspections, city / county violations, and property appraiser reports.
