Facility Operations Specialist

LifeServe Blood Center is a non-profit, community-based blood center that has served the needs of local hospitals and patients in our regions since 1947. As one of the 15 largest blood centers in the country, LifeServe provides blood products to more than 175 hospitals primarily in Iowa, Nebraska, South Dakota, and Illinois.
This position performs preventive and corrective maintenance on LifeServe buildings and facilities. This includes maintaining and making minor repairs to HVAC, boiler, electrical, plumbing, drainpipes, life safety, and other building systems. LifeServe has locations in Iowa, Nebraska, and South Dakota requiring travel on a monthly or more frequent basis. The Facility Operations Specialist serves as a liaison between Facilities, Purchasing, donor center supervisors / contacts, property management companies, and outside contractors ensuring smooth day-to-day functions at each location.
Essential Duties and Responsibilities :
- Diagnose and perform minor repairs on HVAC, plumbing, electrical, building automation, and other building systems; coordinate complex repairs with contractors.
- Inspect buildings and facilities to identify repair and maintenance needs; report repair needs to leader and / or take corrective action as appropriate.
- Complete internal facility work requests in a timely manner and document work completed.
- Work with service contractors on building issues to ensure repairs are made timely and within the facility budget.
- Ensure all LifeServe Blood Center locations are ready for compliance audits by outside regulatory bodies.
- Participate in the after-hours, on-call rotation for the department.
- Review service contracts annually to ensure all equipment is covered while staying within the facility budget.
- Verify maintenance cost responsibility for leased locations by reading and interpreting lease agreements and contractor service agreements.
- Assist with the planning of future sites and moving existing sites.
- Periodically test building security systems and assist with the preparation of emergency action plans.
- Inspect fire and life safety systems. Coordinate repairs as needed.
- Develop and use routine maintenance checklists with appropriate timelines and equipment duty cycles for facility maintenance.
- Paint interior and exterior surfaces; repair offices and other building structures.
- Maintain inventory of tools and supplies; coordinate with leader and vendors to obtain materials and equipment as needed.
- Assist with snow and ice removal operations.
- Maintain confidentiality of LifeServe Blood Center donors, team members, financial and proprietary records, and information.
Non-Essential Duties and Responsibilities :
Act as backup as needed.Participate in the monthly inventory of supplies.Education and / or Experience :
Associate's degree with 1-2 years of job-related experience preferred. In lieu of a degree, a combination of experience and education will be considered. Minimum of high school diploma or equivalent required. Working knowledge and experience working on computer system required.Certificates, Licenses, Registrations :
Current driver's license and motor vehicle report meeting insurability requirements.Physical Demands :
The work is typically performed while intermittently sitting, standing, walking, bending, crouching, or stooping.
