Position Summary & Responsibilities :
This position is Shift work.
This position operates the Building Automation Computer Systems in order to start and stop equipment, monitor and control building temperatures, lights, identify and correct problems. Monitor temperatures, pressures, levels, chemical concentrations and flows pertinent to HVAC systems. Responds to emergency calls for service to other buildings during evening, night and weekend hours including holidays, for the purpose of troubleshooting and repair.
Makes pressure, temperature, hour, amperage and flow readings on running equipment in order to fill out various records and logs to determine proper machine function using the knowledge of the industry. Manually starts and stops, if necessary, pumps, fans, chillers and other equipment in the buildings of the Capitol Complex. Manages employee environments while maximizing energy and resource conservation.
Performs general maintenance at the skilled craft level including but not limited to plumbing, carpentry, electrical, painting, HVAC and controls. Changes belts, filters and bearings on equipment, repacks pumps and valves, lubricates pumps, motors and bearings. Repairs or replaces valves and piping on gas, steam, pneumatic, steam and water lines, using black iron, galvanized, plastic pipe and tubing as needed.
Resets breakers in electrical panels, replaces switches, outlets and motors. Disconnect electrical power to equipment in order to implement repairs, run conduit and wire to install new equipment as needed. Responds to plumbing calls to protect property and prevent damage. Repairs, rebuilds, replaces and installs pumps, valves, traps, piping, electronic and pneumatic control devices in order to maintain the integrity and efficiency of the building climate control systems. Performs tasks at a skilled craft level using appropriate tools, techniques and procedures in accordance with industry and safety standards.
Qualifications :
Licensing & Certification : Valid driver’s license
Minimum Qualifications : Requires two years of experience in three or more of the following building mechanical trades : electrical, electronics, plumbing, power plant operation, boiler operation, HVAC, and electronic / pneumatic control repair. Education may be substituted for experience as determined relevant by the agency. Must be able to perform strenuous physical labor such as lifting, pushing and pulling to move equipment with weights up to 50lbs. Must be able to climb ladders and work from scaffolding and ladders.
