The Building Engineer utilizes skills to perform preventive maintenance on building systems, equipment, and grounds for commercial office buildings. Working under limited supervision, monitors building systems operation and performance. Utilizes several trade skills including but not limited to HVAC, electrical, plumbing, fire alarm, painting, and carpentry.
Job Responsibilities :
- Performs assigned repairs, emergency repairs, and preventive maintenance. Completes maintenance and repair records as required.
- Inspects building systems including HVAC, fire alarm and sprinkler systems, electrical and lighting, and plumbing systems to ensure equipment is operating within design conditions and is meeting the requirements of the client.
- Completes assigned work orders, estimates time and materials to make repairs, and orders supplies, and materials needed to complete all tasks.
- Oversees and inspects work performed by outside contractors or vendors.
- Maintains the energy management system to ensure that building systems are operated in the most efficient manner to keep operating cost to a minimum.
- Maintain productivity-enhancing communications and working relationships with tenants, co-workers, and management team.
- Available to be on the on-call rotation and be able respond to after-hours emergency calls.
- Perform property-specific duties as assigned by the Chief Engineer, Lead Engineer, or Management team.
Job Qualifications :
High School diploma or equivalent required, building trade curriculum at a recognized technical school is preferred.Two years of successful experience in commercial or institutional buildings with complex mechanical, electrical, HVAC, and plumbing systemsComputer skills and basic mathematical skillsReasoning ability to apply sound judgment in carrying out instructions, which come in either written, oral, or diagram form.Language skills to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.Apply knowledge of property-specific information to support contractors engaged to perform maintenance of one or more building systems.Physical Requirements :
