Building Services Worker Job Description

Department : Building Services

Reports To : Director of Facilities / Operations Manager

Location : Willow Gardens

Position Summary

The Building Services Worker is responsible for performing a wide range of maintenance and repair tasks to ensure the safety, functionality, and cleanliness of the facility and its grounds. This role supports the overall comfort and well-being of residents and staff by maintaining a safe and welcoming environment.

Key Responsibilities

  • Perform general maintenance tasks, including painting, plastering, carpentry, and minor electrical and plumbing repairs.
  • Inspect buildings and grounds regularly to identify and address maintenance needs.
  • Respond promptly to maintenance requests and complete work orders efficiently.
  • Prepare apartments for resident move-ins and move-outs.
  • Maintain the cleanliness and organization of maintenance work areas and janitorial utility rooms.
  • Assist with snow removal, furniture moves, and event setups as needed.
  • Ensure compliance with safety, sanitation, and infection control procedures.
  • Operate and respond to building systems, including fire alarms, elevators, and emergency protocols.
  • Maintain knowledge of relevant codes and regulations (e.g., NAPA, life safety, building codes).
  • Communicate effectively and respectfully with senior residents, visitors, colleagues, and vendors.
  • Attend required meetings and training sessions.
  • Perform other duties as assigned.

Qualifications

  • High School Diploma or GED preferred.
  • Minimum of 2 years of experience in building maintenance or a related field.
  • Valid New York State Driver's License.
  • Ability to read, write, and communicate clearly in English.
  • Strong problem-solving skills and attention to detail.
  • Ability to work flexible shifts, including evenings and weekends as needed.

    • Physical Requirements

  • Ability to lift and carry up to 50 lbs frequently; occasionally up to 100 lbs.
  • Capable of standing, walking, climbing, kneeling, crouching, and reaching for extended periods.
  • Comfortable working in varying environmental conditions, including heat, cold, noise, and exposure to dust or fumes.
