Assistant Community Manager – Oldham Goodwin

Responsible for assisting the Community Manager in managing all operational and financial aspects of a property to ensure Oldham Goodwin Group Management goals are met. Results are achieved by facilitating optimum performance of the property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting, and compliance with all applicable laws and Oldham Goodwin Group Management policies.

Essential Job Functions
Work with the Community Manager to ensure timely collection of rents while exercising legal collection efforts.
Demonstrate and promote a 100% commitment to providing the best possible experience for residents.
Assist in maximizing the operating performance of the property.
Show and lease apartments to prospective residents and monitor leasing goals to ensure standards are met.
Process property expenditures and post payments, receipts, etc.
Assist in maintaining market‑ready condition of vacant units.
Ensure vendors perform their work in keeping with OGG Management’s standards.
Input information and maintain up‑to‑date resident and unit maintenance records.
Assist in maintaining the physical condition of the property. Work with the Community Manager to complete inspections of property for cleanliness, market‑ready status, and potential safety hazards.
Provide assistance in resident relations; ensure resident issues are responded to quickly and appropriately. Inform residents of rental payment procedures and other policies of the property, as outlined in the community policies. Refer resident complaints to the Community Manager as necessary.
Review invoices for accuracy prior to submission to the Community Manager. Assist in accounting month‑end closeout, preparation of monthly financial accounting, reporting, and explanation of variances.
Act in place of Manager in his / her absence.
Adhere to and enforce all safety standards.
Perform other duties as assigned.
Qualifications
At least one year of related experience on a property with at least 100 units, not necessarily in a supervisory role.
1‑2 years of direct leasing / sales, marketing and / or bookkeeping experience.
High school diploma or equivalent.
Good verbal and written communication skills.
Computer skills, including Microsoft Office and Windows.
OneSite or comparable web‑based operating system skills required.
Ability to effectively present information in one‑on‑one and small group situations to customers, clients, and other employees.
Basic bookkeeping skills (arithmetic, rate, ratio, percent, bar graphs).
Ability to apply common sense understanding to carry out detailed but involved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Lift and carry up to 25 lbs.
Availability to work evenings and weekends according to business needs of the company.
