Position : Property Manager / Jr Portfolio Manager
Duties
- Serve as General Assistant to Portfolio Investment Manager
- Manages all Day to day Contact with approx 150 Tenants in a Portfolio of Condominiums and Multifamily Properties
- Prepares and negotiates initial Lease Agreements as well as all Lease renewals
- Conducts Tenant Background Checks as well as Tenant Orientations
- Works with Property Management Software to account for Rental payments, Lease Expiries, Work Orders.
- Schedules and maintains up to date Maintenance, Special Assessment and Property Taxes payments
- Coordinates with Project and Facility Manager for Work Orders and General Building Management
- Prepares Monthly and Annually Financial Statements for Investment Portfolios to deliver to Investors and Accountants.
- Works with Section 8 to approve and coordinate Tenant Lease Agreements and approvals
- Overseas Corporate Bank Movements to ensure Bill Payments
- General Document Scanning, Filing and Organizing in Corporate Cloud based software
- General Office Administration Tasks

Salary : 45k + Qrtly Bonus of USD3-4k. Expected Full Salary USD60k

Requirements
Bachelors or Associate Degree in Business, Accounting or Real Estate Management
Fluent in English and Spanish
Proficient in Microsoft Excel, Word & Outlook
Experience with Buildium Property Management Software a Plus
Will be required to obtain Notary Public License
Willing to work outside regular business hours. This is generally a 9-5 position but since we are dealing with residential real estate there will be a need to attend to emergency situations.
