About the Role

A Service Technician is responsible for keeping the rental properties in excellent condition, both inside and out. The ideal candidate would be self-motivated, highly customer focused, technically skilled, fast moving, and technologically proficient. This position services multiple properties.

Responsibilities

• Complete thorough inspections of buildings, units and homes (including move-out, make ready, and onboarding inspections)
• Perform routine and preventive maintenance on apartments and single family homes, including units, common areas and amenities
• Performs filter changes, thermostat checks, and visual inspections of HVAC systems. Any HVAC diagnostics, electrical work, or refrigerant handling is performed only by licensed personnel or vendors. Ensures heating, ventilation and air conditioning (HVAC) systems are functioning as intended
• Perform test for proper functionality and have general knowledge of HVAC components
• Perform only minor non-licensed tasks. All plumbing, electrical, or licensed HVAC work is escalated to licensed professionals.
• Complete internally managed service requests
• Prepare vacant units for new move-ins
• Perform quality assurance inspections of work completed by outside vendors
• Ensure proper removal and disposal of trash, if needed
• Use a variety of hand and power tools
• Respond to on-call and potentially after hours emergencies in a timely mannerare limited to triage and reporting. All time spent responding to calls is recorded and paid in accordance with WA labor laws.
• Work in a safe manner and recognize unsafe situations. Take appropriate action to ensure safety of themselves and others in building
• Serve as Mynd's "on-the-ground" ambassador; post legal notices and inside maps across the property
• Notices are posted in compliance with WA landlord-tenant service requirements or by approved vendors.
• Other duties as assigned

Work Environment

While performing the duties of this job, the employee is occasionally exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.

While performing the duties of this job, the employee is regularly required to talk and listen. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and / or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Compensation

$25.00 - $30.00 hourly. The compensation range may be adjusted based on experience and location.

Pay Transparency

Our compensation reflects several US geographic markets. The base pay for this position represents the expected salary for this position. Ultimately, in determining your pay it will be based on several factors including location, job-related knowledge, skills, experience and other job related factors. Roofstock is a total compensation company; the base salary is only part of our total compensation package.
