Community Manager

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of the operations including personnel, leasing, maintenance, financial, administration, and risk management.

Essential Duties & Responsibilities

Personnel Management : screen, hire, train, coach, and develop on-site staff; complete weekly schedules and assignments; address performance problems.

Financial Management : achieve net operating income through cost control and revenue improvement; develop yearly operating budgets; monitor rent collections and vendor invoices.

Strategic Leasing Management : develop marketing plans; implement resident retention programs; lease and move in prospective residents.

Administrative & Maintenance Management : ensure accurate reporting; manage emergency responses; monitor service request turnaround; maintain property appearance.

Education & Experience

High School Diploma or equivalent; bachelor’s degree preferred or four-year experience in the housing industry; equivalent combination of education and experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular communication, repetitive motions, ability to work overtime, weekends, and night hours.

Standing or sitting for extended periods; move between work sites.

Occasional ladder, scaffolding, and exposure to hazardous chemicals and extreme temperatures.

License & Equipment

Must have reliable transportation due to the emergency on-call requirement.

Salary Range

$25,000 per year to $27,000 per year
