Job Description

As Building Superintendent / Resident Manager, you will be responsible for the following :

• Oversee day-to-day operations of a 1,000+ unit luxury rental property in Manhattan.
• Manage and coordinate all on-site staff including maintenance technicians, porters, doormen, and housekeeping teams.
• Implement, refine, and enforce building protocols, maintenance schedules, and service standards.
• Serve as the primary point of contact for residents and ownership regarding building issues.
• Ensure timely execution of repairs, maintenance requests, and preventive maintenance.
• Maintain all building systems in top operational condition, including HVAC, elevators, plumbing, and electrical.
• Ensure compliance with all NYC codes and regulations (DOB, HPD, FDNY, etc.).
• Coordinate with outside vendors and contractors when necessary.
• Handle emergencies calmly and efficiently, often after hours.

The Successful Applicant

A successful Building Superintendent should have :

• Experience in property management or construction, with a focus on building maintenance.
• Strong knowledge of building systems, including HVAC, electrical, and plumbing.
• Excellent organizational and problem-solving skills.
• Ability to manage and supervise a team effectively.
• Familiarity with local building codes and safety regulations.
• Strong communication skills to interact with tenants and contractors.
