Property Accountant
Salary : $75,000 - $95,000 annually

Role Summary
The Property Accountant will manage financial operations for assigned properties, with a strong emphasis on CAM (Common Area Maintenance) accounting, ensuring accurate reporting and compliance with deadlines. This position plays a key role in month-end and year-end processes, budget preparation, and financial analysis. Extended hours may be required during peak periods such as close, audits, and budgeting. This is an on-site role.
Core Responsibilities
Month-End Close
- Calculate and record base rent, percentage rent, tax revenue, and CAM revenue per lease agreements.
- Accrue and amortize expenses including taxes, insurance, management fees, utilities, and CAM / non-CAM payables.
- Review operating statements and provide initial variance explanations.
- Update forecast ledgers as needed.
Balance Sheet & Reconciliation
Reconcile bank accounts, escrows, reserves, and prepaid expense schedules.Ensure fixed assets align with asset book reports.Accrue capital expenditures and distinguish between operational and development costs.Review A / R aging, tax and CAM receivables, interest payable, management fees, unearned rent, and bad debt reserves.Provide year-over-year variance analysis.Variance Analysis
Prepare explanations for actual vs. budget variances using materiality thresholds.Cash Flow Management
Prepare and update cash flow projections by property to determine available funds for distribution.Reporting
Compile and distribute reporting packages for partners and lenders, including statements, rent rolls, certifications, and DSCR calculations.Forecasting & Budgeting
Update quarterly forecasts and revised budgets for revenue, expenses, and capital projects.Prepare annual budgets with input from property managers and leasing teams.Create presentation packages for lenders, partners, and executives.Annual Reconciliations & Audits
Perform CAM and insurance reconciliations and tenant billing.Prepare audit support packages and respond to auditor inquiries.Development Activities
Record and analyze project costs and prepare timely financial reports.Perform monthly and project reconciliations to ensure accuracy.Review contracts and ensure compliance with regulations.Collaborate with project managers and finance teams for financial support.Miscellaneous
Record entries for loans, refinancing, acquisitions, and dispositions.Qualifications
Bachelor's degree in Accounting, Finance, or related field preferred.Experience in property accounting or real estate finance is a plus.Strong analytical, organizational, and communication skills.Proficiency in accounting software and Microsoft Excel.Ability to work extended hours during peak periods.Pay Details : $75,000.00 to $95,000.00 per year
