WPM Real Estate Management is seeking a dynamic, customer-focused, and results-driven Property Manager to lead operations at a premier Class A residential community in Highlandtown. This is a unique opportunity for a motivated and experienced professional who thrives in a fast-paced, autonomous environment. In this unique opportunity, you will oversee both property management and leasing responsibilities, ensuring operational excellence and a top-tier living experience for residents.
Key Responsibilities
Leasing & Occupancy Management
- Manage all leasing activities while ensuring compliance with Fair Housing laws
- Screen and approve lease applications
- Implement retention strategies to maintain optimal occupancy
- Coordinate eviction proceedings with Property Accountants when necessary
Financial Management & Budget Oversight
Develop and manage annual budgets; monitor variances and control expensesApprove vendor invoices, track financials, and oversee payroll recordsProperty Operations & Maintenance
Conduct regular property inspections and address maintenance needs within budgetCollaborate with maintenance staff to ensure timely unit turnovers and service resolutionsMarketing & Community Engagement
Promote the property to maximize curb appeal and leasing successAnalyze market trends and competitive properties to improve leasing strategiesFoster strong resident relationships through responsive communication and supportLeadership & Compliance
Hire, train, and supervise leasing and maintenance team members (as applicable)Provide performance feedback and support professional developmentEnsure compliance with company policies and regulatory requirementsAdministrative & Reporting Duties
Prepare operational and financial reports for ownership and stakeholdersMaintain accurate documentation and ensure compliance with applicable lawsCoordinate staff scheduling, including emergency coverage when necessaryQualifications
12 years of property manager experience (lease-up experience a plus)Proven leadership and team management abilitiesStrong financial acumen, including budgeting and reportingExceptional customer service and conflict-resolution skillsProficiency in property management software and Microsoft OfficeFull-Time Associate Benefits
