Neighborly Development is in search for an Real Estate Development Coordinator to join our team!

Job Type : Full-Time

Location : 2925 River Rd S. Ste. 100, Salem, Oregon 97302

Business Hours : Monday-Friday 8 : 00 AM-4 : 30 PM

Compensation : $60,000-$80,000 annually

Work Remotely : No

About Neighborly Development

Neighborly Development builds large (180-250 unit) apartment projects across the western states of Oregon, Washington, Idaho, & Utah. These projects are both Market Rate and Affordable (LIHTC) projects. The company currently has over $150 million worth of projects under development. The company has a Salem staff of under 10 development employees but works closely with sister companies of Neighborly Ventures and Neighborly Construction which provide Property Management, Construction, and Asset Management services respectively.

Position Summary

This position will be direct support for Neighborly Developments Project Managers during the financing, design, and construction process. The position will have a critical role in the production and processing of construction draws for lenders and investor reports. The position will be responsible for organizing internal real estate development processes and design standards. The position will require construction knowledge to review construction drawings and manage the punch process. This position will specifically work on several affordable developments so knowledge of affordable funding sources such as LIHTC is preferred.

Skills Necessary

The Development Coordinator must have the skills and attributes necessary to develop and perform their roles and objectives with an outward mindset and in a self-accountable way while helping others to do the same.

Critical skills and qualities are as follows

  • Excellent organizational skills. Ability to organize oneself, processes, and team members is vital to success in this position.
  • Excellent written communication skills and ability to edit the work of others.
  • Ability to multitask and to stay organized when dealing with competing priorities.
  • Experience with Microsoft Word, PowerPoint, Outlook, and Excel.

Skills and qualities that are desirable but not required

  • Understanding of construction and experience with construction draws.
  • Understanding of the real estate development processes including development, construction, and financing.
  • Experience with Canva, Microsoft Publisher, and Smartsheet.
  • Degree in architecture, finance, construction engineering management, or real estate development.
  • Knowledge and experience in development and financing of affordable housing is preferred, but not required.
  • Specific LIHTC experience is desired, but not required.
  • Role #1 - Assist Project Managers with draw processing

  • Track all draws throughout the process monitor progress and report monthly.
  • Invoice Review checking math.
  • Lien waiver tracking .
  • OCIP management (Making sure subs are in system).
  • Coordinate collection of draw related signatures and maintain related filing system.
  • At the direction of project manager collect information required by lenders.
  • Role #2 Manage Documentation and Modification of Internal Processes and Design Standards

  • Ensure all development forms and templates are up to date and consistent where appropriate across projects.
  • Ensure end of project lessons learned meetings occur and document lessons learned.
  • Assist and document regular development (process and design) lessons learned meeting.
  • Assist and document process to receive, review and adopted lessons learned.
  • Role #3 Coordinate Finance Sources documentation, Closing, And Compliance.

  • At the direction of Project Manager, work directly with OHCS, banks, and other funding sources on financial reports and documentation.
  • Manage loan and funding closings including organizing legal and financial documents necessary to complete transactions.
  • Manage complicated project budgets and pro formas for various audiences.
  • Role #4 - Coordinate Transition from Development to Property Management

  • Establish / refine, document, and coordinate system for transitioning project from the development team to the property management team including transition steps, procedure, and lessons learned for transition.
  • Establish, document, and manage system of creating lease up / property management related items in the construction budget and transitioning budget items from construction to operating budget.
  • Manage the selection, contracting, and implementation for smart apartment technology for development project.
  • Manage the selection and contracting for cable / internet services.
  • Ensure all warranty information and building manuals are transitioned to property management.
  • Ensure project assessment meeting with development and property management team occurs after project completion and lessons learned from meeting are assessed and incorporated in lessons learned system.
  • Manage the punch process to ensure efficiency and completeness.
