Welltower is seeking a detail-oriented and driven Utilities Analyst to support the strategic utility management of our extensive portfolio of over 2,000 properties. The Utilities Analyst will work closely with the Utilities Manager to track, analyze, and reconcile utility billing data, support reimbursement processes, and contribute to sustainability initiatives. The ideal candidate will possess strong analytical skills, a proactive mindset, and a passion for process improvement. Key Responsibilities

  • Collaborate with operators, utility providers, and third-party billers to resolve billing anomalies and facilitate timely issue resolution.
  • Contribute to process improvements by identifying opportunities to streamline utility billing and reimbursement workflows.
  • Support the Utilities Manager in managing utility billing, reimbursements, and data integrity across Welltower's portfolio.
  • Collect, validate, and analyze utility bills, rate structures, and usage data to identify discrepancies and ensure billing accuracy.
  • Assist in developing reporting packages that track utility expenditures, allocations, reimbursements, and key performance indicators.
  • Maintain detailed records of utility allocations, rate changes, and reimbursement calculations.
  • Support the transition of utility billing during property acquisitions, developments, and dispositions.
  • Monitor utility trends, rate adjustments, and regulatory updates to proactively communicate impacts to internal stakeholders.
  • Assist in tracking utility-related projects, including renewable energy initiatives and energy efficiency programs.
  • Support ESG reporting, energy benchmarking, and compliance with local, state, and federal regulations.
  • Coordinate with internal teams such as Accounts Payable and Property Operations to ensure smooth utility billing processes.
  • Perform other duties as assigned.

Travel

Minimal travel required; occasional site visits or meetings with external vendors may occur.

Minimum Requirements

  • High School education or GED required. Bachelor's Degree strongly preferred.
  • 2+ years of experience in utility billing, finance, data analytics, or property management.
  • Strong analytical and problem-solving skills with attention to detail and accuracy.
  • Proficiency in Excel and experience working with large datasets; experience with data visualization tools a plus.
  • Ability to interpret complex utility billing structures, tariffs, and reimbursement methodologies.
  • Excellent communication skills with the ability to collaborate across multiple departments and external partners.
  • Highly organized, adaptable, and able to manage multiple priorities in a fast-paced environment.
  • Familiarity with energy benchmarking is a bonus.
  • Applicants must be able to pass a pre-employment drug screen.
