The Director of Preconstruction is a strategic leadership position responsible for overseeing all preconstruction activities from project inception through construction handoff. This role is critical in aligning preconstruction functions with the company's operational, financial, and client-centered goals.
As a senior leader, this role will guide and mentor preconstruction and estimating teams, collaborate across departments, and lead relationship management with clients, municipalities, design professionals, and trade partners. This role also includes oversight of estimating practices, value engineering, scheduling input, procurement strategy, and early design coordination.
Responsibilities
Leadership & Strategy
Set and execute the vision for the preconstruction department.
Direct and mentor preconstruction staff including estimators and managers.
Serve as a key advisor on project feasibility, risk mitigation, and resource planning.
Act as the bridge between business development, design, estimating, and construction operations teams.
Preconstruction Management
Oversee all phases of project development from concept through final design documentation.
Develop and maintain detailed, accurate budgets from conceptual to construction-level documents.
Drive the preparation of feasibility studies, value engineering solutions, and constructability reviews.
Assist with the management of design timelines during the preconstruction phase
Bid Process & Procurement
Own the bidding process, including bid solicitation, instructions, proposal evaluation, and bid analysis.
Assist in creating scope-of-work packages, bid documents, and procurement strategies.
Support subcontract buyouts and contract awards for multiple delivery methods.
Project Coordination
Attend and lead design progress meetings, proposal reviews, and client presentations.
Coordinate the hand-off of projects to the construction team.
Ensure estimates align with historical data and maintain project cost databases.
Assist clients in obtaining permits and ensuring compliance with municipal codes.
Communication & Client Relations
Maintain strong, transparent relationships with clients, developers, municipalities, and design partners.
Represent the company with professionalism and uphold the highest ethical standards.
Communicate clearly and proactively to resolve design or scope-related challenges throughout each planning stage.
Qualifications
Bachelor's degree in Construction Management, Building Construction, Engineering, or related field.
10+ years of experience in public and commercial construction, estimating, and development.
Strong experience with conceptual and schematic estimating for projects ranging from $1M-$75M.
Proficient in reading and interpreting plans, specifications, and construction documentation.
Familiarity with project management software (e.g. Procore, Prolog, Constructware).
Excellent numerical, analytical, and presentation skills.
Strong leadership, organizational, and time management skills.
