Estimator (On-Site) — P&C Construction | Portland, OR

Location & Work Style

  • Portland, Oregon — on-site / in office; pre-bid walks and site visits as needed.

    • What You'll Do

  • Own estimates from early precon through hard bid : quantity takeoffs, scope definition, VE / constructability input, sub / vendor coverage, and final pricing.
  • Lead 1–2 estimates (typically $5–$20M) with full takeoffs, alternates, clarifications / exclusions ; deliver complete, on-time packages.
  • Produce 3–5 VE ideas per estimate with cost / impact notes; level trades and close gaps with subs.
  • Collaborate with precon / PMs / field; document lessons learned and support turnover.

    • What Success Looks Like

  • 100% on-time bid submissions; ≥3 bids / trade for critical scopes.
  • Estimate variance within ±5–10% vs. debrief / market; ≥30% VE adoption.

    • Must-Have Qualifications

  • 3–5+ years of commercial GC estimating (ground-up and / or TI).
  • Ability to manage multiple live bids (≥2 at a time) in the $5–$20M range.
  • Strong takeoff & pricing skills; blueprint / spec reading; bid docs (clarifications, exclusions, RFI lists).
  • Software experience : Sage Estimating (strongly preferred); advanced takeoff; PDF editing; Procore; other bid tools.
  • Proficiency in Excel / Word; experience in SharePoint; effective collaboration and communication.
  • Bachelor's in Construction Management (or closely related) or equivalent field experience.

    • Nice-to-Have

  • CM / GC or Design-Build estimating experience; PNW market knowledge and local sub / vendor network.
  • Advanced Sage (assemblies / databases) ; BuildingConnected for bid leveling / pipeline.
  • Procore familiarity (in addition to Bluebeam); history of VE workshops and conceptual estimates.
  • Process improvement (templates, cost databases, checklists); interest in DBIA coursework / certification ; mentoring as the team grows.

    • Compensation & Benefits

  • Base salary : $85,000–$135,000 (target range) + performance bonus. (User-provided range.)
