Role Summary
The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative, and risk management, ensuring compliance with Asset policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management
Regular / daily onsite attendance is required
Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives
Provide ongoing training, coaching, counseling, and guidance to staff to ensure compliance with Asset training benchmarks
Complete weekly / daily office & maintenance staff schedules and assignments
Document performance issues, communicate with supervisor and HR, and terminate appropriately when necessary
Promote harmony and quality job performance of staff through support and effective leadership
Ensure staff compliance and consistency with company policies and procedures
Financial Management
Achieve highest possible net operating income through cost control and revenue & leasing improvement; identify trends and recommend strategies
Develop yearly operating budgets / forecasts
Reconcile deposits, rent collections, and charges, ensuring timely submission
Reconcile and code vendor invoices
Ensure property closeout is completed on time and financial reports are accurate
Strategic Leasing Management
Develop yearly marketing plan and utilize marketing strategies & systems
Ensure staff leasing techniques are effective in obtaining closures, follow‑up procedures, documentation, and accurate reporting
Address resident complaints, concerns, and requests to ensure satisfaction
Implement resident retention programs (functions, promotions, newsletter, etc.)
Show, lease, and move in prospective residents
Administrative & Maintenance Management
Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
Lead emergency response team to handle emergencies within guidelines to minimize liability
Maintain customer service and monitor maintenance request turnaround and responsiveness of maintenance staff
Maintain property appearance, ensuring repairs are noted and completed through regular inspections and tours
Utilize property resources, equipment, and supplies efficiently (obtaining bids, dealing with inadequate service, etc.)
Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (walk units to ensure make‑ready & work orders are completed)
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or equivalent four‑year experience in the housing industry; or one‑two years related experience and / or training; or equivalent combination of education and experience
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
Ability to understand and perform all on‑site software functions; basic computer skills required
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Communicate with others, repeat motions that may include wrists, hands, and / or fingers; assess accuracy, neatness, and thoroughness of work; work overtime, weekends, and night hours (emergencies)
Remain in a stationary position, often standing or sitting for prolonged periods, move between work sites
Occasionally ascend / descend ladders, stairs, scaffolding, ramps, step stools; work in tight and confined spaces; overhead reach; adjust or move objects up to 25 lbs.; operate machinery or power tools; operate motor vehicles and / or golf carts; identify and inspect objects; work in extreme temperatures; work in outdoor environments; traverse flat and non‑flat terrain; be exposed to hazardous chemicals
License / Equipment
Must have reliable transportation due to emergency on‑call requirement
At Asset Living, a variety of factors are considered in making compensation decisions, including, but not limited to : skill set, background and training, certifications, etc. The offer extended is dependent on individual experience for the role. The comprehensive total rewards package includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401(k) with employer matching, and commission and performance bonuses, when applicable. Full‑time employees also receive paid sick days and company holidays.
Salary Range : $30 per year to $35 per year
