ESSENTIAL JOB FUNCTIONS / RESPONSIBILITIES
Perform routine maintenance and repairs on apartment buildings and grounds, including plumbing, electrical, HVAC, and carpentry workRepair minor electrical problems (i.e., change out switches, receptacles, and fixtures) and high voltage problems (110-220 volts)Provide minor carpentry and sheetrock repairs, patch holes in sheetrock / drywall, repair subfloors, repair cabinets, repair minor plumbing problemsTroubleshoot, diagnose, and correct minor appliance failures (i.e., change out water heater elements, stove elements, thermocouples, etc.)Monitor inventory of maintenance and cleaning supplies, facilitate accurate replacement ordersPerform necessary repairs and make-ready maintenance on vacant units. Assist as assigned in the painting of interior units, office clubhouse, laundry rooms, common areas, and occupied unitsImplement a routine preventive maintenance schedule on all systemsContinuously inspect the property for safety hazards and correct immediately and / or advise the supervisor of necessary actionPerform all duties necessary for the completion of work orders and requests for serviceOversee and manage contractors for specialized repair workTravel to suppliers to pick up parcels and supplies as directedIncorporate customer service in the performance of all job dutiesOther duties as assignedPosition includes an onsite Apartment at no-cost to the employee
$500 Tool Allowance - The tool allowance is paid in quarterly increments of $125.00.
