Position Summary
The Construction Project Manager (PM) primarily oversees the office functions of the development / construction of multi-family communities and miscellaneous construction projects from the inception of the project to the completion of obtaining Certificate of Occupancies and punch-out. This would include but is not limited to the estimating, contractor bidding, value engineering, quality control, job safety and design alternatives. The PM reports directly to Will White. The PM is to represent, promote and protect the interests of Greystone Properties, LLC / WLB, LLC and / or other related parties in all matters.
Duties and Responsibilities (Other Duties May Be Assigned)
Review construction plans in detail for value engineering and design improvements
Organize and attend meetings with various governmental officials to determine what is needed for permittingOrganize and attend meetings with various utility companies to determine what we may need to provideMeet with Fire Chief regularly to ensure we complyReview Architectural plans for constructabilitySubmit changes / suggestions to Architect
Complete all necessary paperwork and submit plans for permittingCompile a preliminary schedule preferably in Microsoft ProjectCreate a Process Document and forward weekly to Will WhiteEstimatingObtain a complete understanding of the project's plans and specifications
Review architectural plans in detail for corrections and value engineeringSuggest new products to use to improve the aesthetics, functionality, and long-term quality of the apartment unitsEstimate detailed material quantities of construction projectsAssist Will White in the preparation of construction budgetsReview the updated construction budget weekly
BiddingReview Scope of Work for improvements
Review specifications of work for improvementsBid the project and provide comparison for Will White to reviewAward contracts for the construction projectAdjust job schedule to reflect submitted Schedules of Duration from contractorsAssist Terri Smith in the preparation of construction contractsExtremely diligent in uncovering additional qualified subcontractorsExtremely persistent in obtaining the most competitive bidsConstructionOrganize project in BuildertrendPre-construction meeting with on-site personnel to review all Project documentationOrder material with Site Project ManagerVisits construction / development project as needed (Estimated to be 2+ times per month)Site visit, findings, observations, and notes are to be compiled and submitted to Will White after each visitInspect the subcontractors work in detail when on-site to ensure the highest quality level of construction and compliance with applicable building codes and plansConsistently review job documentationAssist Will White in identifying and solving bottlenecks during constructionEnsure all employees and subcontractors are adhering to safety policy and other regulations, encourages safe work practicesStay abreast of all pertinent federal, state, and local laws, codes and regulations related to construction and workplace safety and suggest to Will White any changes to procedure as necessary
Track project timelines, milestones, and deliverablesAnalyze, manage, and mitigate risksEvaluate and process Change OrdersRead Geotech testing reports in detail and implement appropriate actionAssist with any documentation requested for close-out Construction BookOther ResponsibilitiesPerform other duties as may be assigned

Education :Bachelor's degree in construction or related field is preferred
Licenses or Certifications :Related Work Experience :5+ Years
Nature of the prior experience :Minimum of five years of construction experience with a preference of two years multi-family construction experience.
Other Considerations :Must have good written and verbal communication skills
