The Construction and Maintenance Manager (CMM) plays a crucial role in promoting and managing construction and repair projects for existing community management clients. The CMM is responsible for ensuring projects are sold, completed on time, within budget, and to the highest quality standards. The CMM also supports the Community Manager (CM) and contributes to the overall success of the organization by aligning with FCAM's core values.
Responsibilities
Promote project management services to interested clients by attending Board meetings and making sales presentations
Liase with finding sources if necessary to finance project
Inspect area where work is needed to confirm scope of work. Engage outside resources such as an engineer if needed.
If size of work requires the official writing of an RFP, that document must be drafted
RFP circulated to approved vendors
Plan and schedule multiple, simultaneous construction projects, ensuring efficient coordination of payments and comprehensive project recordkeeping
Supervise construction and repair projects from start to finish, including determining and defining the scope of work and deliverables
Use training, knowledge, and experience to keep clients and the CMM informed about project status and developments
Creation and Management of Final Punch List items
Approve completion of work for final payment and any draws
Oversee the maintenance department, including supervising on-call staff, holiday coverage, and maintenance teams
As a member of the executive staff, participate in creating and maintaining a strong culture of excellence that aligns with FCM's core values
