Compliance Specialist - Affordable Housing

Location : Vacaville Gables

Compensation : $70,304 - $80,000 (Depending On Experience)

Position Summary :

Rainey Property Management is seeking a knowledgeable and detail-oriented Compliance Specialist to ensure that our affordable housing communities across the U.S. maintain full regulatory compliance and complete timely recertifications. This role involves overseeing HUD and LIHTC compliance, facilitating all renewal and recertification processes, and supporting internal audits and training. The ideal candidate is well-versed in affordable housing programs, has experience working across multiple properties, and is confident managing large volumes of regulatory data and renewals while collaborating with property and regional teams.

Essential Functions :

Regulatory Compliance Oversight :

• Ensure ongoing compliance with federal, state, and local affordable housing programs, including HUD, LIHTC and other income-restricted programs
• Partner closely with on-site teams, regional managers, and compliance leadership to ensure all resident files meet agency guidelines and documentation standards
• Maintain regular communication with Local Housing Authorities and State Agencies regarding inspections, file audits, and reporting deadlines
• Monitor and interpret regulatory updates, implement necessary policy changes, and communicate changes effectively to all impacted teams
