Position Responsibilities : Enhance client property value and user satisfaction by effectively managing the Union engineering team's performance, as well as all levels of operational asset management, employee development and employee compliance with processes and procedures (both operationally and administratively). The Chief Engineer has proficient knowledge of mechanical and electrical systems, building infrastructure operations, maintenance practices, and a detailed level of financial understanding.

Management and Operations

  • Manage all operational aspects of the Local 68 Union Engineering & Maintenance to the regional and property level in a manner which protects, maintains and improves the value of owner assets through efficient operation and maintenance processes.
  • Safely operate the facility in accordance with all applicable government and regulatory requirements.
  • Demonstrate and enforce safety rules and behavior.
  • Identify, enforce, and assess safety hazards and risks.
  • Participate in incident investigations.
  • Self-perform or manage repairs to the mechanical, plumbing, structural, control, and fire / life safety systems to keep buildings up to applicable standards.
  • Understanding of 480VAC 3-Phase electrical power.
  • Understanding of 277VAC lighting circuits.
  • Ability to troubleshoot electrical circuits. Includes low voltage DC up to and including 480VAC circuits.
  • Maintain HVAC systems and equipment at optimum levels (e.g., cleaning, inspecting, changing parts).
  • Where necessary, record readings and make adjustments to ensure proper operation of equipment.
  • Maintain a clean and safe workplace.
  • Provide vendor / contractor coordination as needed.
  • Review pricing and monitor work quality of outside contractors.

Employee Development

  • Manage JLL engineering training programs to ensure ongoing team training participation, effective analysis of existing skill levels, and overall improvement of team technical and service delivery qualifications.
  • Consistently evaluate client needs to identify and develop team skill set focused at delivering increased value.

  • Understanding of operating expenses to budgeted levels
  • Manage risk associated with labor resources and client labor utilization

  • Management of other aspects of engineering operations as may be reasonably expected of the role
  • Effective and timely communication within the team.

    • Primary Requirements

  • Licensed Electrician or equivalent experience
  • Member of NJ Local 68 Union of Operating Engineers preferred or willing to join
  • MS Excel, Word and PowerPoint proficiency
  • Knowledgeable in Computerized Maintenance Management Systems (CMMS)
  • Knowledgeable in facilities engineering operations and maintenance
  • Strong understanding of electrical systems / operations
  • Demonstrated leadership, interpersonal and customer service skills
  • Solid written and oral communication skills
  • Ability to effectively multi-task

    • Estimated total compensation for this position : 115,000.00 120,000.00 USD per year. The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
