Role : Preconstruction Manager | Affordable Housing Developer

My client is a leading affordable housing developer in NYC with a strong pipeline of work.
They are committed commitment to improving local communities by developing superb, affordable mixed-use dwellings, as well as planning and design support.
As the Preconstruction Manager, you will be responsible for leading the team responsible for guiding projects from feasibility to construction. You will conduct site inspections, pre-planning, and installation of all that is necessary before a construction project begins.
Responsibilities include :
- Coordinating, monitoring, and administrating the pre-construction activities, including, but not limited to negotiating sub-contractors, materials and equipment procurement, material storage, site development, and construction scheduling.
- Collaborate with architects, engineers, consultants, governmental agencies, lending institutions for pre-construction.
- Inspecting pre-construction phases of the project and ensuring quality control has been completed.
- Preparing bid and scope packages to develop detailed project cost estimates.
- Manage the work submissions of the various subcontractors in preparation of detailed estimates.
- Designing and reviewing construction documents for the project to identify budget impacts. Creating design documents if designs are not fully developed.
- Overseeing the inspection of materials to ensure compliance with all applicable codes, specifications, and regulations.
- Must be able to work in large build and small build projects, residential new construction and occupied rehab / gut rehab or commercial projects.
- Preparing contract documents for signing by owners or contractors.
- Must have knowledge of collaborating with all subcontractors on site.
The ideal candidate will have :
Bachelor's degree in engineering, construction management or other related field.7 - 10 years' work experience in a preconstruction role.Strong affordable housing experience.Experience working with various constituents (i.e., Project Executives, Project managers, architects, teammates, etc.) in a construction setting.Excellent computer skills and knowledge of software applications, such as Procore, AutoCAD, Word, Excel, PowerPoint.Eligible for preconstruction manager license.Strong project reporting skills, with a focus on interdepartmental communication.Strong critical thinking skills.Excellent written and verbal communication skills.Role : Preconstruction Manager | Affordable Housing Developer
