Operating Engineer

The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems.
You will work as part of an engineering team of 3 at City Place1, a Class A high rise office building in Hartford. This position requires the Engineer to be on-site.
Schedule : (flexible) Monday through Friday, on-call expectation
Compensation : $35-39 / hour based on experience
WHAT YOU'LL DO
- Under the Chief Engineer's direction, supervise and direct contractors and monitor performance
- Assist the Chief Engineer in the formulation and implementation of the preventive maintenance program
- Maintain work order system (CMMS) daily and complete any tenant service requests
- Monitors operation, adjusts and maintains chilled water and air conditioning equipment; ventilating fans; hot water heating pumps; hot water heaters; valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipment.
- Requires the ability to analyze the operation of various systems, determine the cause of any problems / malfunctions and take corrective action as required.
- Support preparation of monthly / quarterly operations and mechanical reports
- Respond effectively to all emergencies
- Communicate effectively to the client and building occupants / tenants
- Complete assigned tasks that include but are not limited to : painting, pressure washing, cleaning, maintaining lighting system bulbs / ballasts (as allowed by licensing requirements), plumbing, HVAC systems, water treatment, hanging pictures, repair office furniture, locksmith work and general maintenance
- Perform assigned facility inspections and due diligence efforts
- Comply with all safety procedures
- Comply with all policies for the safe storage, usage and disposal of hazardous materials
- Participate in ongoing technical, safety, and operational process training programs
WHAT YOU BRING TO THE TABLE
3-5 years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentryTrade school education, union training, military service or college is desirableState of Connecticut E and / or S licenses preferredExperience using Microsoft Office (Word, Outlook, Excel, Teams)Ability to lift up to 50 lbsComfort using ladders up to 30 feet tallAbility to frequently climb, bend, kneeling, lift and / or driveStrong customer service and communication skillsWHAT'S IN IT FOR YOU
