My client is a family-owned real estate development and construction company with over 45 years of experience revitalizing neighborhoods across Metro Detroit. We specialize in full-service solutions from property acquisition and ground-up construction to interior / exterior tenant improvements and long-term management. Their Construction division is focused on Tenant Buildouts, Interior & Exterior Refreshes, and Ground-Up Development. Whether enhancing existing properties or building from scratch, we deliver functional, high-value environments tailored to each client's needs.

Job Description

Key Responsibilities Lead Generation & Deal Sourcing

  • Build a pipeline of qualified leads through networking, market research, and cold outreach.
  • Focus on clients seeking tenant improvements, site relocation, or adaptive reuse construction services.
  • Collaborate with internal and external partners to position Ferlito Group as a go-to provider for commercial buildouts and refreshes.

Client Engagement & Relationship Management

  • Cultivate strong, long-term relationships with key decision-makers, brokers, landlords, and tenants.
  • Guide clients through the full-service process from initial consultation and budgeting to design-build and occupancy.
  • Maintain a client-first mindset focused on problem-solving and adding value.
  • Sales Strategy & Coordination

  • Partner with construction, leasing, and property management teams to align proposals with operational capabilities.
  • Help develop accurate scope documents and coordinate estimates, proposals, and pitch presentations.
  • Oversee contract negotiations with a focus on win-win agreements and sustainable growth.
  • Market Knowledge & Brand Visibility

  • Stay informed of regional development trends, leasing activity, and tenant movement across Metro Detroit.
  • Represent Ferlito Group at networking events and commercial real estate functions.
  • Promote Ferlito Construction's tenant refresh services as a value-driven alternative to relocation or rebuilds.
  • Key Deliverables

  • Acquire a defined number of new construction and refresh clients annually.
  • Support growth in construction division revenue through consistent pipeline management.
  • Deliver high-quality, tailored solutions that lead to repeat business and referrals.
  • Help position Ferlito Group as a top-tier, full-service construction partner in the region.

    The Successful Applicant

    Qualifications

  • 6+ years of experience in commercial construction, real estate sales, or business development.
  • Track record of achieving or exceeding sales targets in construction or tenant improvement sectors.
  • Strong understanding of the commercial construction process, from design to delivery.
  • Excellent communication, presentation, and negotiation skills.
  • Proficiency with CRM platforms such as Nutshell, CoStar, or similar.
  • Entrepreneurial spirit with high accountability and a collaborative approach.
