Position Description : SUMMARY OF POSITION :

The Housing Voucher Specialist is a staffer who possesses great organizational skills, is detail oriented, can multi-task, has the ability to coordinate complex situations, prioritizes work, meet deadlines, is analytical, and reliable of reported financial results, and ensure reported results comply with the company standards for our retail and TRS areas.ESSENTIAL FUNCTIONS :

Responsible monitoring of all Portable and Enhanced Voucher accounts from the following Housing Agencies including, but not limited to, NYCHA, HCR, HPD, DHCR-E (CDC).\tResponsible for all SCRIE and DRIE programs and related matters.

tPost all monthly payments and / or credits from all agencies.

tNotify the agencies of any Gross Rent Increases

tReconcile tenant accounts to reflect correct rent changes, charges and payments applied.

tResolve account discrepancies of non-payment and / or incorrect payments.

tNotify Property Managers and Maintenance in regards to any HQS violations.

tMonitor HQS status to ensure subsidy payments are reinstated timely.

tCommunicate with agencies in regards to HQS violations, non-payment and / or incorrect payments. Work to ensure subsidy restoration and / or corrections are completed as applicable.

tCreate and maintain spreadsheets and reports.

tContact tenants and make appointments to sign a new lease and update family composition on a yearly basis.

tSpeak and / or see residents that may have concerns with their accounts and / or updating for a family composition as applicable.

tMaintain all files for the above programs in a neat and up to date manner.

tProvide feedback on processes for continued efficacy

tRepresent the company in a professional manner at all times.

tProvides organizational and administrative support for the Recert, Property Mgmt. & Rental Dept. as needed.

tAssist Jr. Staff Accountant with special projects and other duties as needed.

tPerform other related duties as assigned (i.e., reporting, administrative tasks, etc.)

REQUIREMENTS & COMPETENCIES :

To be successful, the Affordable Housing Coordinator, an employee must maintain confidential information regarding the personal history of employee records. Should possess the following skills :

Ability to identify gaps and create improvements

Knowledge of third-party voucher programs run by NYCHA, HCR, HPD, and DHCR-E

Teamwork and Collaboration

Excellent organizational and record-keeping skills, detail-oriented and apply initiative.

Ability to work well with the general public and within a team environment

Administrative tasks such as scanning, faxing, sending emails, checking voicemails, etc.

Able to work under high pressure and maintain professionalism throughout internal and external company interactions.

Exceptional written and verbal skills to deliver information effectively and efficiently

Bilingual a plus

EDUCATION / WORK REQUIREMENTS :

tMinimum of 3 years of Affordable Housing experience

tBachelors degree preferred but not required

tSection 8, Fair Market, Section 236 and Mitchell Lama housing experience required.

tMicrosoft Office, computer and Internet proficiency is a plus.

tKnowledge of real estate software programs such as MRI and Real Page

LANGUAGE SKILLS :

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondences, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

MATHEMATICAL SKILLS :

Comfortable with numbers and ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, etc.

REASONING ABILITY :

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to use discretion and exhibit high level of confidentiality.
