Tired of finding great deals and having them die in IC or not get capitalized? I want to talk to you about my client... We are seeking a strategic and entrepreneurial Director of Development with a sharp focus on sourcing industrial development opportunities, including land acquisitions and joint venture partnerships. This role will be instrumental in identifying and securing industrial sites (both speculative and build-to-suit) across targeted markets, with a bias toward value creation at the front end of the development pipeline. Unlike traditional development roles that emphasize entitlement, design, and construction execution, this position is heavily weighted toward deal-making, land strategy, and relationship-driven sourcing . Selected Responsibilities :

  • Source and secure industrial development opportunities , including raw land, infill sites, and adaptive reuse assets in high-growth logistics corridors and infill markets.
  • Develop and maintain relationships with landowners, brokers, municipalities, and strategic partners to uncover off-market and lightly marketed opportunities.
  • Underwrite and evaluate potential development sites in partnership with internal finance and investment teams.
  • Collaborate with internal teams to assess zoning, due diligence, and feasibility in early stages.
  • Lead early-stage negotiations and term sheet development for land acquisitions, joint ventures, and site control.
  • Maintain a strong understanding of regional economic drivers, tenant demand trends, and capital market dynamics to prioritize submarkets and sites.
  • Represent the firm at industry events and networking opportunities to build a robust sourcing network.
  • Coordinate with the execution team upon successful site control to transition projects seamlessly through entitlement, design, and construction.

The Successful Applicant

  • 7+ years of real estate development, acquisitions, or land sourcing experience, preferably within the industrial or logistics sector.
  • Deep network of broker, landowner, and municipal relationships in targeted geographic markets (Houston / San Antonio preferred).
  • Strong understanding of industrial site planning fundamentals including access, utility requirements, and zoning.
  • Proven track record of sourcing and securing development sites or land for successful projects.
  • Ability to work independently, think creatively, and identify value creation opportunities early in the deal cycle.
  • Highly analytical and comfortable working with underwriting models and due diligence processes.
  • Strong communication, negotiation, and interpersonal skills.
  • While the preference is for a market lead / experienced Director, Manager / Sr Manager candidates are still encouraged to apply!

    What's on Offer

    Strong base salary varying anywhere from $160,000 to $210,000 on the base depending on experience + a strong bonus package + future potential opportunity to participate in deals.
