Senior Commercial Property Manager

Location : Austin, TX (Central)

Position Type : Full-Time, On-Site

Overview

A leading commercial real estate firm in Austin is seeking a Senior Property Manager to oversee a portfolio of office and mixed-use properties. The ideal candidate is an experienced professional with strong operational, financial, and leadership skills—someone who takes pride in maintaining first-class properties, building lasting tenant relationships, and supporting ownership’s investment goals.

Position Summary

The Senior Property Manager will provide full-service property management for a portfolio, ensuring operational efficiency, tenant satisfaction, and strategic asset performance. This role requires a proactive leader who can manage complex properties, mentor staff, and serve as the key liaison between ownership, tenants, vendors, and internal teams.

Key Responsibilities

Operational Oversight

  • Lead daily operations and management of a significant commercial portfolio.
  • Oversee maintenance programs, inspections, and building operations to ensure safety, efficiency, and quality standards are met.
  • Drive process improvements and operational excellence across the portfolio.

Financial Management

  • Prepare and manage annual operating budgets, forecasts, and variance reports.
  • Monitor financial performance, control expenses, and optimize NOI.
  • Review monthly financial statements, approve invoices, and oversee AR / AP processes.

    • Tenant Relations

  • Build and maintain strong tenant relationships through consistent communication and excellent service.
  • Oversee onboarding, move-ins / move-outs, renewals, and lease compliance.
  • Implement engagement strategies that enhance tenant satisfaction and retention.

    • Vendor & Contract Management

  • Source, negotiate, and manage vendor contracts.
  • Ensure contract performance and compliance with company standards.

    • Team Leadership

  • Supervise and mentor on-site property management and engineering staff.
  • Promote professional development and ensure alignment with company culture and values.
  • Collaborate cross-functionally with accounting, construction, and leasing teams.

    • Client & Ownership Reporting

  • Serve as primary contact for ownership, providing timely updates, variance analyses, and strategic recommendations.
  • Participate in regular client meetings and prepare detailed operational reports.

    • Compliance & Risk Management

  • Ensure adherence to local, state, and federal regulations, including life safety, insurance, and environmental standards.
  • Support sustainability and energy efficiency initiatives.

    • Capital Planning & Project Oversight

  • Manage capital improvement and tenant build-out projects, ensuring timely and on-budget delivery.
  • Coordinate with contractors, consultants, and internal stakeholders as needed.

    • Qualifications

  • 5+ years of commercial property management experience (office, industrial, or mixed-use).
  • Proven track record managing portfolios and leading teams.
  • Strong financial acumen and analytical ability.
  • Excellent communication and relationship management skills.
  • Proficiency in Yardi or similar property management software, and Microsoft Office Suite.
