Financial Analyst
Prepare financial statements : Responsible for delivering monthly financial close and consolidations utilizing financial systems and advanced Excel functions for commercial properties, including shopping malls. Analyze business trends to help reduce costs and increase profits. Ensure proper and timely capitalization of capital expenditures. Review journal entries of staff accountants and pass adjusting entries to ensure accuracy of the income statement. Review monthly reconciliations to ensure completeness of books. Prepare monthly and quarterly financial reports for ownership to help them understand the financial health of the investment.
Provide financial analysis : Conduct financial analysis for new acquisitions using the three statement model and assist in decision-making. Analyze income statements of potential acquisition projects and determine the financial health of the investment. Use rent rolls to understand the variances between the rent roll and the income statement. Measure the weighted average unexpired lease term to understand the stabilized income of the acquisition. Determine the value of the investment by analyzing net income and future trends.
Budgeting responsibilities : Assist associates in maintaining accounts of malls and ensure timely and accurate income statement recognition per Generally Accepted Accounting Principles. Help in recruiting new staff members. Train team members in transitioning from AppFolio to Yardi through extensive training and one-on-one support. Review delinquent accounts and forward them to the legal team for collection efforts. Ensure monthly loan payments are reconciled and paid in a timely manner. Pay off real estate taxes to ensure no default in payments. Supervise financial activities within the company, perform budget investigation and prognosis. Estimate fixed costs and variable costs for investments to understand the expected net income. Prepare budgets and provide variance analysis between actuals and the budget, and communicate with leaders.

Require : Masters in Business Administration, Finance, Accounting or equivalent, and 5 years of experience in the job offered or any occupation in which the required experience was gained; or Bachelors in Business Administration, Finance, Accounting or equivalent, and 7 years of experience in the job offered or any occupation in which the required experience was gained. Must have experience in a property management or real estate environment. Experience to include : Yardi, working for a Big 4 company, MS Excel, Power BI, Power Query, working with US GAAP, and complex financial modeling including CAM Reconciliations.
