SUMMARY OF RESPONSIBILITIES

Duffy Kruspodin is looking for an experienced Paralegal for one of their most loyal clients, SD Commercial. This is an established property management company based out of Sorrento Valley that has been in operation for more than 29 years and manages properties across San Diego. The ideal candidate will be responsible for conducting thorough background checks, managing vendor and tenant relationships, and supporting corporate and property operations. This role requires a strong understanding of legal, real estate, and corporate documentation, as well as proficiency in research using government databases.

KEY COMPETENCIES :

• Conduct background checks on vendors, potential tenants, and employees using government databases - like Nexis.com, court records, recorder’s office, Register of Deeds, etc. to ensure those we hire, lease to, or retain are safe, qualified, experienced, and competent.
• Responsible for reviewing a title report and understand if its accurate along with reviewing easements and reading legal descriptions of properties.
• Experience with reviewing contracts for lease agreements, or vendor contracts to ensure the contract is good one for our company and includes language to protect our interests.
• Writing technical letters surrounding real estate related / land use related topics.
• Assist property managers with lease amendments and documentation.
• Review preliminary reports and file appeals with the assessor’s office for overestimated property values.
• Support corporate documentation amendments in collaboration with internal stakeholders.
• Manage the company’s phone system (Z-Telco) and ensure operational efficiency.
• Run credit checks for truck stop customers and assess financial reliability.
• Update and maintain the list of judgments for renewal.
• Perform nightly backups of network computers to ensure data integrity.
• Research professional licenses and corporate records across various states.
• Analyze and interpret real estate documents, legal descriptions, and assessor parcel numbers.
• Identify inconsistencies and red flags during background checks and prepare comprehensive reports. tax renewals
• Assist in additional tasks as required.
