Purpose of Position : The Facility and Grounds Technician is responsible for the day-to-day care of the AIM Centers property. The position performs various janitorial and maintenance duties in maintaining AIM Centers buildings, grounds, vehicles, and equipment in a sanitary, orderly, attractive, and mechanically sound condition. Essential Duties and Responsibilities : Maintains the Following Functions : Ensures the condition of facilities and grounds exceeds the organizations standards, policies, and procedures. Routinely performs work side by side with members of the clubhouse and demonstrates an understanding of the clubhouse program philosophy. Perform daily janitorial, preventive maintenance, and semi-skilled work in a variety of areas; (HVAC, plumbing, carpentry, electrical, and Refrigeration). Implements and manages a comprehensive maintenance program for AIM Centers buildings, grounds, mechanical systems, vehicles, and equipment. Oversee work order requests and establish work priority.Complete work orders promptly and document maintenance activities.Maintains required maintenance and repair records of the facility, building systems, i.e., fire / alarm system, sprinkler system, etc., machinery / equipment, and vehicles. Maintain schedules for monthly, quarterly, semi-annual, and annual preventative maintenance.Renew vehicle tags and handicap placards.Maintain routine cleaning of vehicles.Maintain the exterior property, including lawns, gardens, walkways, patios, and parking areas, lighting, signage, accessibility features and seasonal tasks such as leaf and snow removal, ensuring a clean, safe, and welcoming environment.Ensure proper waste management and recycling practices are followed.Ensure chemicals, tools, and equipment are properly labeled, stored, and maintained.Maintain a safe working environment consistent with OSHA standards and AIM policies.Keep work areas and storage rooms neat and orderly.Monitor and maintain health and safety equipment including fire system, security system, first aid equipment, etc., according to facility licensure rules and Chattanooga City Fire Code. Conduct and document monthly fire drills, disaster drills, emergency lighting testing, inspect fire extinguishers, facility and fire safety inspections, maintain logs and MSDS records.Serves as a member of the security team to maintain the safety of building and occupants.Maintains and adjusts sprinkler systems, provides irrigation services, maintains irrigation equipment, and removes graffiti.Use power tools, and hand tools, such as shovels, rakes, pruning saws, saws, hedge or brush trimmers, axes, etc.Mix and spray or spread fertilizers, herbicides, or insecticides onto grass, shrubs, or trees, using hand or automatic sprayers or spreaders.Performs other building maintenance projects such as hanging pictures, repairing and replacing locks, moving furniture, assembling and hanging shelving, and window cleaning.Oversee ordering and inventory management for cleaning and maintenance supplies.Assist with set-up and break down at off-site AIM Center events as neededManage meeting and conference room set-ups for routine program activities, Board functions, and special events. Coordinates with contractors, inspectors, and suppliers on custodial, janitorial / environmental maintenance projects, support renovation, repair, and capital improvement projects as directed.Develops, proposes, and implements new maintenance methods and practices to improve operations, minimize costs, and attain greater utilization and life of equipment and materials. Safely operate company vehicles, machinery, and tools.Train employees on vehicle usage. Transport members and staff as needed.Serves as primary staff on-call for facility, grounds, and company vehicle emergencies / repairs.Participates in Clubhouse social and holiday staff rotation coverage.Performs all other duties as assigned by the Director of Operations and / or the President / CEO. II. Qualifications / Requirements : Must have a high level of integrity and have a reputation for dependability, honesty, and congeniality.Excellent organizational and time management skills.Principles and practices of one or more skilled trades in the maintenance / construction trades field.Successful candidates must pass a comprehensive background check and Motor Vehicle Record check.High School Diploma (or GED) with excellent mechanical ability and extensive knowledge / experience in facility maintenance and janitorial services is required.Valid Drivers License with F Endorsement (required for TN residents only) Motor Vehicle Report may not have more than three (3) chargeable accidents or three (3) moving violations during the previous 36 months as well as no DUI convictions. III. Knowledge, Abilities, and Skills : Organized, self-motivated with a high level of self-initiative and ability to perform work independently. Understands, and maintains confidentiality.Good communication skills with excellent self-discipline and patience.Tolerance for routine and repetitive tasks and interruptions while performing work. Ability to interact positively and effectively with Board, staff, and members. Communicate effectively with outside contractors and supply vendors.Use of computers including internet, email, security & fire systems, and Microsoft Office products & Google Workspace Applications.Ability to read blueprints, repair manuals, or parts catalogs as necessary. IV. Physical and Environmental Demands : Work requires occasional high levels of physical exertion. This includes heavy lifting (50+ lbs.), walking, bending, pushing large loads, carrying, stooping, reaching, climbing / standing on ladders, shoveling, etc. Work is primarily done while standing, with a combination of bending, stooping, kneeling, pulling, pushing, and reaching also necessary. Occasionally will work near moving mechanical parts, moderate noise levels, and often in outside weather conditions. Use of custodial cleaning agents and chemicals is required including the use of tools in the performance of duties such as mops, brooms, plungers, carts, shovels, screwdrivers, drills, hammers, etc.Could be exposed to chemicals, unclean substances, and soiled conditions.
