job_description.job_card.job_descriptionInterprets program standards, procedures, and regulations crucial for program effectiveness Manages the budget for all area programs Recommends modifications to meet evolving program requirements and staff adjustments Participates in developing the annual budget submission related to Property Management Operations Ensures the area of responsibility operates within the established budget Advises the CEO and relevant C-level peers on pertinent budget, policy, program, and procedural matters Provides updates on all phases of area programs Represents Gateway Management Company Partners at various public / business, community, and resident meetings Review financial and variance reports on monthly and quarterly basis and implement timely correction measures, as necessary Review vacancy reports; monitor resident income re-certifications; supervise provision of a variety of additional analytical / statistical reports on the operations, program compliance, government and investor compliance and other activities to ensure desired occupancy levels and return on investment Report regularly to management Oversee the preparation of month-end property performance and financial narratives, ensuring the property managers are explaining to property owners the relevant activity for each month Review, interpret, and apply applicable laws and regulations, and company policies and procedures Responsible for compliance with Fair Housing, Non-Discrimination and housing legislation Ensure lease agreements are up to date, and provisions are enforced with each tenant Continuously research and study innovative practices in top performing companies across various industries and pilot new and borrowed ideas in the property management team Negotiate property management contracts and other contracts in accordance with established criteria; as to protect the company’s interest Must be able to determine when contracts warrant investor, partner and / or lender review and / or approval Implement an effective financial strategy, including budgeting, cost control, forecasted expenditures and revenue improvements, oversee the development of yearly operating budgets / forecasts Maintain clear line of communication with each property owner / partner and foster client relations Oversee onsite risk management compliance; ensure monthly property walkthrough inspections are completed and properly documented Develop and maintain property management systems, including policies and procedures Ensure coordination of property operations, including building maintenance and rehabilitation work Responsible for ensuring all property managers understand, monitor and are approving and properly coding all of the expenses for each property Addresses all escalated tenant complaints and responding to emergencies Oversees responses to and following up with all emergency situations at each property and if needed, coordinating with insurance adjusters and overseeing the management of any claim process. Ensure partners / investors / lenders remain informed Works collaboratively with property management staff, Asset Management, Risk Management, and Accounting to prepare annual operating and capital improvement budgets and long-term management plans for all properties and ensure timely completion and submission of financial reports to partners / investors Conducts project investment reviews, including quarterly financial reviews, annual site inspections, tenant file review and periodic reviews of insurance, property tax, debt service coverage and reserve for replacement requirements Participates in the recruitment, interview, selection and evaluation process for property management staff Mentors, coaches, supervises, develops and directs property managers in their job responsibilities and the operation, maintenance and leasing activities of the properties to maintain company standards Provides oversight to property managers regarding property maintenance and repairs Mentors employees and train them on various best practices through a hands-on training approach and through special focused training seminars in partnership with the Learning & Development team Leads regular staff engagement between Senior Managers across other departments Assures proper training and use of all equipment / supplies Monitors initial tenant leasing activity to ensure compliance with requirements Prepares annual management plans, as needed, with input from Senior Management Team and investors Sets performance goals by property, related to industry standards; monitor performance, adjust strategies as needed Participates in organizational planning with Senior Management Team Works with staff to ensure maximum use of property management and other software Works with owners, managers, site staff and accounting personnel to develop and manage individual site business plans including investment objectives, compliance goals, market positioning, personnel, asset quality, financial goals and objectives Prepares and present departmental reports relating to project performance, goals, standards, benchmarks Regularly communicates and cooperates with Senior Management Team on all reporting and regulatory issues Sits on various committees pertinent to department and organization goals and standards Stays abreast of property management and other real estate related industry standards, legislation impacting department and industry practices, policies and procedures 10+ years of managing a portfolio of 10,000+ units in affordable housing or a mix of Affordable and Class A / B market-rate multifamily housing Experience leading high-functioning property management teams Demonstrated experience developing and motivating a high performing, cross functional team Proven track record of implementing best practices to maximize value across a portfolio Bachelor’s degree Excellent written and verbal communications skills Ability to multitask and delegate effectively in a fast-paced environment and to work cross-functionally in a matrixed environment Prior experience Real Page One Site Software is a plus Competitive salary and bonus potential Potential for Equity to share in future profits Health, dental, vision, and short and long-term disability insurance Paid time off and company holidays 401k plus company match Wellness plans, FSA / HAS

Korn Ferry has partnered with our client on their search for the role, President - Property Management Operation.
Purpose of the Position
Gateway Management Company is seeking a President to lead performance accountability across its portfolio. While growth is embraced, our priority is a commitment to preserving the values that define Gateway. Although this growth is important, the greatest impact for this role and its direct reports will come from improving the performance of the existing portfolio. The President will oversee property management across all Gateway properties, with a focus on financial integrity, operational excellence, and compliance with all relevant laws, regulations, and internal policies. As a senior leader, this individual will also serve as a culture champion, actively promoting Gateway’s mission and philosophy throughout the organization.
Key Responsibilities
With a relationship and data-driven approach to management, the President provides direct supervision to the RVPs in Property Management Operations and Service Operations. This supervision ensures that the operations and maintenance of all properties align with overarching standards emphasizing quality, occupancy, cost control, and revenue objectives.
