Job Summary :

The mission of the Virtual Property Manager is to drive occupancy, revenue, and operational excellence by managing self-storage facilities remotely using industry-leading technology. Based in Golden, CO , this role delivers exceptional customer service, ensures facility security, and maintains company standards to support seamless operations and a best-in-class customer experience.

Requirements

Objectives and Responsibilities :

  • Customer Service Excellence : Respond to all customer inquiries within 24 hours, resolve concerns professionally, and maintain a Google Review rating of 4.5+ stars, with at least 80% of rentals leaving a review.
  • Sales & Occupancy Performance : Maintain 90%+ facility occupancy by executing sales strategies, achieving at least 80% enrollment in both Protection Plans and Auto-Pay, and maximizing revenue through effective customer engagement.
  • Facility Operations & Security : Use StoreEase’s Virtual Management Operating System (VMOS) to monitor and manage remote facilities, review access logs, and oversee surveillance systems to maintain full security compliance.
  • Maintenance & Issue Resolution : Acknowledge 100% of maintenance requests within 24 hours and ensure resolution within 72 hours, maintaining facilities to company standards.
  • Audit & Compliance : Conduct virtual property audits on schedule, maintaining 100% compliance with operational, safety, and cleanliness standards.
  • Administrative Accuracy : Process rental agreements, payments, and tenant accounts using StorEDGE with 100% accuracy, maintaining detailed records and generating operational reports as needed.

  • Operational & Sales Acumen – Drives occupancy, revenue, and Protection Plan sales while maintaining Auto-Pay enrollment and pricing strategies.
  • Attention to Detail & Compliance – Maintains accurate records, conducts virtual property audits, and ensures all facilities meet company standards.
  • Qualifications :

  • Previous experience in self-storage management, property management, or a related field.
  • Proficiency in using StorEDGE, StoreEase, and VMOS.
  • Strong communication and problem-solving skills with a customer-first approach.
  • Ability to work independently and make sound operational decisions.
  • High school diploma or equivalent (college education in business, real estate, or a related field is a plus).
