Overview
ABM is seeking a CMMS Administrator to support facilities management operations across Geore Washington University’s Mount Vernon and Ashburn Campus. This role will be responsible for managing the AssetWorks (AiM) Facilities (GoAssetWorks) system and ABM’s Quality Control software, ensuring the effective oversight of space utilization, asset management, maintenance, and data-driven decision-making. The CMMS Admin. will work closely with facility manager, engineers, and administrative teams to streamline operations related to HVAC, refrigeration, chilled water systems, boilers, and mechanical systems. By leveraging technology, this position will enhance efficiency, improve maintenance workflows, and optimize resource allocation across the university’s extensive infrastructure.
Key Responsibilities :
Space Management :
- Plan and optimize space utilization, including floor plans, move management, and room reservations.
- Track and manage space occupancy, identifying underutilized or overutilized areas to improve efficiency.
- Ensure that campus facilities align with the university’s evolving space and operational needs.
Asset Management :
Maintain detailed records of physical assets, including equipment, furniture, and building systems.Track the lifecycle of assets, ensure timely maintenance, upgrades, and replacements.Oversee the integration of asset data within the GoAssetWorks system to enhance tracking and reporting.Maintenance Management :
Schedule and track preventative and reactive maintenance activities across all campus buildings.Generate and manage work orders, ensuring timely completion and compliance with service-level agreements.Provide insights to improve the performance and reliability of HVAC, chilled water systems, boilers, and other mechanical systems.Data Management & Reporting :
Maintain accurate and up-to-date records within the CAFM system.Develop and manage dashboards and reports to track key performance indicators (KPIs), such as maintenance efficiency, space utilization, and asset performance.Use data analytics to identify trends, inefficiencies, and opportunities for cost savings.Other Responsibilities :
Lease & Real Estate Management : Support real estate transactions and lease agreements to ensure compliance and efficiency.Energy Management : Monitor and optimize energy usage, implementing strategies for cost-effective energy conservation.Technical Support : Provide training and support for facility managers and staff on GoAssetWorks functionalities.Cost Optimization : Manage and analyze facility costs, including maintenance, utilities, and operational expenses, to drive efficiency and sustainability.Qualifications :
Education : Bachelor’s degree in Facilities Management, Engineering, Information Systems, or a related field preferred.Experience :3+ years of experience in facilities management, asset management, or CAFM administration.
Familiarity with AssetWorks Facilities (GoAssetWorks) or similar integrated facilities management platforms.Experience managing large-scale campus or institutional facility operations is highly desirable.Technical Skills :Proficiency in CAFM software, CMMS (Computerized Maintenance Management Systems), and space planning tools.
Strong analytical and reporting skills, with experience in data visualization and performance tracking.BIRT reporting, pivot table, spread sheet experience.Soft Skills :Excellent organizational, communication, and problem-solving abilities.
Ability to work collaboratively with cross-functional teams, vendors, and university stakeholders.Pay : 80,000 – 95,000
The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data. You may be eligible to participate in a Company incentive or bonus program.
