Lead Maintenance Technician

Summary Duties and Responsibilities :

General areas of responsibility include : assisting the maintenance team with all on-site functions, including maintaining the physical condition of the property. The Maintenance team will maintain a courteous and professional relationship with all staff members, contract laborers, current, and prospective residents.

Essential Functions and Work Duties :

The following essential functions of this position are performed personally, in cooperation with the supervisor, and / or in coordination with other staff. Additional work functions and duties may be assigned.

Maintenance Assistant

• Complete all service requests on a timely basis and ensure notices are posted.
• Perform common maintenance on gates, light fixtures, doors, windows, laundry facilities, pool and pool pump, and appliances.
• Notify Senior Technicians of any supplies or parts necessary to complete the service requests.
• Perform cleaning duties (i.e., mopping, dusting, and vacuuming) as needed.
• Paint interior and exterior areas according to industry standards for preparation.
• Maintain a professional relationship with staff, vendors, and current or prospective residents.
• Provide excellent customer service.
• HVAC certification and pool certification must be obtained to progress from Level I to Level II.
• Available as needed for on-call work.
• Maintain all storage and maintenance shops neatly and safely.
• Maintain and safeguard all company tools and equipment.
• Maintain knowledge of local, state, and federal laws governing tenant / landlord relations including Fair Housing
