Job Summary
We are seeking a highly motivated and driven Maintenance Technician to join our growing property management company. Strong candidates will bring a full range of knowledge (including but not limited to) general handyman skills, subfloor repair, door installation, door jamb repair, windowsill repair etc. The Maintenance coordinator will perform tasks assigned by the Operations Manager and authorized by the company. This position will be responsible for the timely and professional completion of tasks to the standards of the Real Property Management Tidal organization.
Essential Responsibilities
Conducting interior inspections of occupied units and scheduling dailySharing reports and recommendations with ownersentering work orders and following up on status to ensure completionBilling Expenditures as outlined in management agreementsInteract professionally with customers and clients, evaluating requests, pricing projects, troubleshooting issues, and describing work orders as neededAny other duties as assignedKey Attributes
Highly detail oriented and organized in workStrong analytical thinking and troubleshooting skillsExcellent communication and interpersonal skills with a customer service focusAbility to act and operate independently with minimal daily direction from manager to accomplish objectivesProficiency with email and Microsoft Office applications.Strong time management and level of initiativeAbility to work cooperatively and collaboratively with all levels of employees, management, and external agencies to maximize performance, creativity, problem solving, and results.Requirements
Previous experience in general handyman / maintenance management or suitable experience in residential repairsAbility to prepare, write, and communicate effectively with clients, vendors, and staffLocal area knowledgeIntermediate skills in Microsoft OfficeValid drivers license and reliable transportation to commute between job sitesAbility to lift and carry 75lbs. of equipmentAfter-hours calls and site visits as necessaryCompetency in, or the ability to become competent in, the following :Virginia Residential Landlord Tenant Act VRLTA
