Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management – Regular daily onsite attendance is required; screen, hire, train, coach, and develop on‑site staff; complete weekly / daily office & maintenance staff schedules and assignments; document performance issues, communicate with supervisor and HR, and, when necessary, terminate staff.
Financial Management – Achieve the highest possible net operating income through effective cost control and revenue & leasing improvement; develop yearly operating budgets / forecasts; monitor the timely receipt and reconciliation of deposits, rent collections, and charges; manage vendor invoices and property closeout; ensure accurate ownership financial reports.
Strategic Leasing Management – Develop yearly marketing plan and utilize marketing strategies & systems; ensure staff leasing techniques are effective and reporting systems are accurate; deal with resident complaints, provide retention programs, and effectively show, lease, and move in prospective residents.
Administrative & Maintenance Management – Ensure accurate reporting; lead emergency response; monitor maintenance service request turnaround; maintain property appearance and timely repairs; plan efficient use of property resources and supplies; give direction to maintenance, construction, and rehabilitation activities.
Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and / or training; or an equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication with others; repeat wrist and hand motions; ability to work overtime, weekends, and night hours (emergencies).
Staying or sitting for prolonged periods; moving around to accomplish tasks; sometimes ascending / descending ladders, stairs, scaffolding, ramps, step stools; relocating objects up to 25 lbs.; operating machinery, power tools, motor vehicles, and golf carts; work in various environments including confined spaces and extreme temperatures.
License / Equipment
Reliable transportation is required due to the emergency on‑call requirement.

The employment offer is accompanied by additional compensation associated with our comprehensive total rewards package, which includes medical, dental, vision, life, accidental, and disability insurance; a 401(k) with employer matching; and commission and performance bonuses where applicable. Full‑time employees also receive paid sick days and company holidays.
Salary Range : $65,000 per year to $70,000 per year
