Community Manager - Alabama

The Community Manager, under the direction of the Regional Manager, will conduct business activities in accordance with the company handbook, standards, policies and procedures, fair housing, ADA acts, fair credit reporting act, and other applicable laws. The Community Manager is responsible for providing excellent customer service and coordinating all aspects of a property. The Community Manager is fully accountable for all work completed by a contractor.
Areas of responsibility to include (but not limited to) :
Financial
Demonstrate an ability to understand financial goals, operate as a steward in owners best interest, and in accordance with company standards. Maintain accurate records of all community transactions and submitted requests. Assist regional manager with annual budgeting and forecasts. Maintain budgeted and actual cost control for all resident accounts.
Maintain budget / revenue forecasts and annual budgets. Assist regional manager with annual budget preparation process. Maintain budgeted and actual cost control for all resident accounts.
Assist regional manager with annual budget preparation, including financial reviews, data entry and reporting.
Maintenance / Leasing
Ensure that all returns and late fees / checks are posted and deposited in a timely manner.
Provide constant oversight, utility cut-offs, and management of collections for all properties. Ensure that all lease signings, renewals / extensions, etc. generate positive cash flow.
Marketing / Leasing
Continuously monitor market trends and work to improve tenant retention. Develop and implement marketing campaigns aimed at attracting new residents. Represent the community to prospective tenants.
Operations
Coordinate and assist with program planning and implementation of community activities. Actively participate and lead community outreach events, neighborhood programs and / or town hall meetings. Ensure policies and procedures of community are clearly communicated to all. Serve as liaison to emergency services and outside agencies.
People Management
Successfully hire, train and retain top quality service-oriented staff. Monitor and assist resident services team in executing community operations and community policies.
Provide effective training and lead by example. Provide regular and constructive feedback to all team members.
Quality Assurance
Learn and enforce community policies and procedures regarding operations, tenant relations and conflict management. Consistently monitor the overall quality of property to enhance tenant satisfaction.
Safety
Implement necessary training and procedures to reduce the possibility of harm or liability. Follow company policy and protocol when addressing tenant or staff safety concerns. Ensure safe and respectful working conditions and promote healthy lifestyle choices.
Administrative
Prepare and maintain accurate financial reports and correspondence. Prepare and maintain detailed property operating records. Prepare annual work plans, monthly budgets, financial / ledger statements, correspondence, etc.
The Community Manager will have extensive understanding of regional operations, operations best practices, and property level accounting principles.
Consistently uses effective communication and organizational skills to foster positive working relationships with residents / tenants, company staff and outside entities.
The successful candidate will effectively utilize strong customer service, business and / or marketing skills.
The Community Manager will display knowledge of modern real estate practices and regulations. The Community Manager will have excellent communication and interpersonal skills. The Community Manager will demonstrate strong leadership, self-management and delegation skills.
The Community Manager role is full-time, Monday through Friday from 8 : 00 am - 5 : 00 pm.
Minimum two-five years of proven residential property management experience.
Knowledge of multi-family operating systems, multi-family software preferred.
Excellent negotiation, communication and interpersonal skills.
Ability to work independently, manage time priorities and multi-task.
Ability to interact with a diverse tenant base and the community.
Able to drive a vehicle as the Community Manager may need to travel to various properties.
