OCCUPANCY ASSISTANT
Position Summary
This position reports to the Property Manager and is responsible for the performance of supportive functions related to the application, waiting list, eligibility and selection processes for all federally assisted, Low-income Public Housing (LIPH), Section 8 Housing Choice Voucher program, Low-Income Housing Tax Credit (LIHTC) and Rental Assistance Demonstration (RAD) properties owned and / or managed by the Authority. Immediate supervision is received from the Occupancy Officer.
Position Description
The position requires strong working knowledge of all policies, procedures and requirements concerning eligibility for admission to Public Housing, Section 8, LIHTC and RAD. Must be knowledgeable of all the functions and responsibilities of Occupancy procedures for Public Housing, LIPH, Elderly Housing, Section 8 New Construction, LIHTC, of the housing owned and / or managed by the Authority.
- Selects applicants for admission to public housing, computes admission rents and completes all required Authority and Department of Housing and Urban Development (HUD) forms.
- Prepares resident and Section 8 participant files for distribution to appropriate public housing developments or Section 8 staff.
- Assist the Compliance and Occupancy Officer in the monthly auditing of Public Housing annual recertification’s, interim re-determinations and transfers.
- Must be detailed oriented in performing and coordinating work activities and the ability to multi-task and perform well under pressure and time deadlines.
- Ability to follow oral and written instructions, work independently and exercise good judgment and make appropriate “on-the-spot” decisions in accordance with established policy and procedures.
- Excellent verbal and written communication skills are essential and comfortable making presentations before others.
- Excellent clerical and administrative aptitude, organizational skills and proficient in mathematical calculations and ability to tabulate rapidly and accurately.
Position Requirements
Must possess excellent human relations skills and promote a positive image of the Authority by establishing and maintaining to the greatest extent possible a viable and positive working relationship with applicants, tenants, co-workers, local agencies and all appropriate agencies with which the Authority may come into contact.Computer literacy required in the use of a personal computer and electronic communications.Must possess and maintain a valid state operator’s driver’s license.Physical Requirements
Use of hands / fingers to handle or feel – Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, printer, etc.See – Ability to observe, identify and recognize details at close range.Stand or Sit – Must be able to remain in a stationary position 50% of the time.Walk, move and traverse – Must be able to move about inside a room to access file cabinets, office machinery, etc.Stoop, kneel, crouch or crawl – Constantly positions self to maintain files and / or supplies in cabinets.Move, transport, position, install, remove – Frequently moves items weighing up to 50 pounds across areas for various needs.Experience and Training
Any combination equal to graduation from high school with experience and training equal to two (2) years of study at a college or university of recognized standing in business or administrative support technology. Previous experience in federally assisted HUD programs is highly desirable.
