Overview
The Development Manager is primarily responsible for delivering the business plan goals for LakePointe and other project(s) they are managing. Responsibilities include managing builder and commercial partners agreements and relationships, forecasting and delivering land development and sales goals, managing project entitlements, land development and major infrastructure projects to support sales goals and managing costs and schedules to align with forecasts or providing justification for variances.
Your Key Deliverables
Entitlements and Land Development
- Ensure adherence to Development Agreements and other entitlement documents, direct any obligations and amendments
- Manage community level entitlements, zoning, land planning and neighborhood segmentation planning
- Manage submittals and approvals of preliminary plat applications
- Manage delivery of residential plats, ensuring each is delivered in accordance with the approved budgets and schedules
- Manage delivery of major infrastructure in accordance with approved budgets and schedules as necessary to maintain the desired lot delivery pace
Production and Operations Management
Responsible for management of team members, consultants and contractors to achieve sales and development targetsCreate and manage detailed project schedules (Smartsheet), project budgets and cash flow forecastsResponsible to ensure cost controls are managed, and analysis is performed where variances are encounteredEvaluate development, sales and financial scenarios to maintain / improve investment metricsManaging External Relationships
Maintain and foster relationships with investment partner(s), external resources, regulators, builder(s) and commercial development partnersManage residential and commercial land sales programs including providing information to buyers sufficient for them to waive feasibility and ensuring all closing condition obligations are satisfied on scheduleMonitoring contractor and consultant performance to expected business plan results as reported from direct reportsTroubleshoot and support change actions to support expected business plan resultsInternal Reporting and Governance
Direct lot sales forecast and lot pricing forecast for residential salesDirect updates to cost estimates and establish spending forecasts for all plat, amenity, planning and major infrastructure projectsDirect / prepare / present quarterly updates and semi-annual Business Plan updates including development cost and sales revenue forecasts and schedulesProvide monthly status updates to investor and executive teamsTeam Leadership
Maintain a safe and secure working environment, including project sitesAssign roles, responsibilities and accountability to direct / indirect reportsEnsure the efficient and effective operation of the team through task management and prioritizationLead the continuous improvement of processes and deliverables within the teamDevelop a customer service cultureEnsure service and product delivery is of high quality and within established deadlinesRecruit, select, and organize training of new team membersLead, coach, mentor and performance manage direct reportsAnalyze and monitor internal processesImplement procedural and policy changes to improve operational efficiencyMust Haves
10+ years of experience in land development
Excellent interpersonal, written and oral communication skills, and ability to communicate with customers, team members, and external partners
Responsible, well organized and have an extremely high attention to detail
Strong relationship building, negotiation, and problem-solving skills
Strong project management skills
Proven ability to exercise good judgement, and demonstrate high standards of ethics
Ability to work independently and effectively in a fast-paced environment, with dynamic priorities and deadlines and in collaboration with others
Proficient with Microsoft Word, Excel, PowerPoint, Outlook, BlueBeam and SmartSheet / Microsoft Project
Valid WA Driver’s License
Nice to Haves
Bachelors Degree, preferably in Engineering, Business or Finance
Experience with master planned communities
