General Statement of Duties : Performs technical and professional duties in project management, property acquisition, leasing, space management and contract negotiations.
Distinguishing Features of the Class : An employee in this class is responsible for performing technical and professional duties in the disposition of County-owned property. The employee manages furnishings, fit and finish of office space across the County. The employee handles leases for and by the County for real estate property. Work involves managing projects related real estate, space management, space upfits, moving logistics and leasing, The employee works with the County Attorney's office; ensuring compliance with established policy and regulations. This position requires contact with citizens, County employees and contractors therefore tact, diplomacy and courtesy are required. Considerable knowledge of methods, practices and techniques and terminology of project management and real property management is required. Some independent judgment is required as to how and when established procedures or guidelines are to be applied, and in setting priorities of tasks among multiple assigned projects. Work is performed under the immediate supervision of the Real Estate and Property Management Division Director and is evaluated through meetings, periodic audits of completed assignments and compliance with established rules and regulations.

Physical Requirements and Working Conditions :
Work in this class is described as being sedentary and seldom requires much physical exertion to complete tasks. Work typically involves the ability to physically perform the basic life operational functions of reaching, standing, walking, fingering, grasping, feeling, talking, hearing and repetitive motions. Employee regularly operates a variety of machinery and equipment, including telephones, computers, calculators, copiers, facsimile machines, etc. Work necessitates visual acuity to determine the accuracy, neatness, and thoroughness of work assigned in preparing and analyzing figures, accounting, transcription, computer terminal viewing and extensive reading. Working conditions include inside and outside environmental conditions. Driving is Essential. Driving is an essential requirement of this position whether driving a County owned or personal vehicle to conduct county business. Motor Vehicle Reports may be verified for valid driver's license and that the driving record is compatible with the county's driving criteria. If a personal vehicle is operated for county business proper insurance is maintained as per Guilford County's vehicle use policy.
