Job Description Summary As a HVAC technician, you will be primarily responsible for performing repairs, maintenance, and diagnostics on a variety of equipment including, but not limited to : air conditioning units, electric motors, fan coils, VAV boxes, pumps, compressors, boilers, cooling towers, chillers, exhaust fans, economizers and thermostats. Responsibilities Campus HVAC Lead Support
- Respond to routine and complex Commercial HVAC related service calls.
- Perform inspections and corrective maintenance activities to the university’s HVAC systems, including controls and auxiliary components
- Prepare the parts and tools for each day’s activities
- Work on systems and components that ventilate, heat and cool
- Troubleshoot motors, fan coils, VAV boxes, boilers, cooling towers, air conditioning, pumps, Chillers etc.
- Diagnosis, maintenance, repairs, overhauls and operation of all mechanical systems and equipment for commercial HVAC systems
- Must be able to represent the University in a professional and competent manner
- Complete and maintain all necessary paperwork and records as required by department
- Work with external contractors to provide support and may assist with inspections of finished projects
- Ensure all jobs are compliant with university policy, state, local, and federal laws
- Maintain clean job site throughout its duration and clean up job site following completion. Maintain safe working conditions for self and others. Ensure proper storage of supplies, tools and equipment
Support PM Program
Execute preventive maintenance program of campus mechanical systems as primarily defined by department PM program. This will include site inspections, equipment adjustments,filter replacement, condenser cleaning, benchmarking of various parameters etc.
Perform other duties as assigned but not limited to :
Participate in the annual residence hall turnover activitiesAssist other trades during specific peak workloads or emergenciesProvide guidance and training to lower level HVAC TechniciansExecute water treatment program for HVAC and related equipment; This will include pools and fountainsRequired Qualifications
High School Diploma with a minimum 5-7 years’ experience in commercial HVAC.Refrigeration EPA R410A certificationDemonstrated skills to perform HVAC installation, troubleshooting, repair and maintenance at a technician level 5 or higher.Proven ability to read and understand blueprints, specifications, and schematic diagrams.Knowledge of general trade methods, materials, tools and equipment.Knowledge of mechanical systems, building materials and emergency maintenance.Ability to perform maintenance and repair on TRANE MCQUAY and YORK ChillersCompletion of a four year apprenticeship program.Ability to use hand and power tools applicable to the trade.Ability to read, write and speak English in order to communicate with all levels of campuscommunity and business contact.
Must be able to work well with other technicians and tradesman.Interpersonal skills to work and collaborate with a diverse group of individuals at all universitylevels.
Excellent time management skills to handle multiple tasks with competing deadlines.Ability to accurately document and track preventative maintenance activitiesAbility to learn and use enterprise systems and departmental tools.Demonstrated ability to adhere to safe working practices as defined by industry and regulatory standards.Ability to learn and use interpret university policies and procedures.Knowledge of safe driving practices as defined by California DMV
Ability to work in a variety of physical environments including on ladders, man lifts etc. withheights of up to 30 feet
